Are the Winds Changing in the Local Real Estate Market?

While the Centre Wellington and area market did not see the increase in sales activity that larger markets witnessed in July, as I write this article in the last half of August, we are certainly starting to see an uptick in activity which is unusual at this time of the summer.
 
This activity is not because buyers are suddenly all jumping into the market for no reason – it’s because more and more sellers have finally adjusted their price to be in line with current market conditions – and buyers and sellers have been able to come to agreement.

As I have said before, all buyers didn’t disappear – they have just been waiting for pricing to adjust. Yes, affordability is still an issue for a number of buyers. And yes, many existing listings are overpriced. But for the first time in a while, there are early signs things might be changing.
 
Now, it’s too early for sellers to pop the champagne bottle. And a month doesn’t make a trend. It’s still a tricky market out there.

Downward pressure on pricing continues. Sales over the next couple months are going to give us a much clearer indication of where the market is headed.

If sales in September and October outpace 2024 sales levels, this will suggest momentum is building and maybe – just maybe – we are at or near the bottom of the market. If sales trend below last year – well, it might be a long winter in the real estate world.
 
If you are still planning on selling this year, September and October are the months you want to be on the market – plain and simple.   
 
There is still higher than historical inventory on the market for sale – so regardless of increased activity, don’t expect pricing to increase any time soon – even with higher sales activity.

My messaging hasn’t changed there. We actually saw higher listing activity in August – which is unusual and is either a sign some sellers are trying to beat the September rush – or we are going to see higher than normal listing activity in the fall.
 
The pricing & selling strategy your realtor chooses in this market is increasingly important. And a strategy realtors use in Kitchener Waterloo for example often will not work in Centre Wellington. Ensure your realtor knows the local market.
 
Just a special note this month. If you are thinking of selling – but not sure when – I will take exterior photos of your property while it still looks its best- just in case you decide to list later this year or early in 2026. And absolutely no cost and no obligation to Centre Wellington & area sellers.

I would rather have nice green and colourful pictures than leaf-less trees or snowy ones if you decide to list after October. Your listing will definitely stand out! Food for thought.
